Terms and Conditions of Sale
1. Reservation & Payment
All reservations are confirmed only after full or partial payment is received.
Payment may be made via credit card, debit card, or other approved payment gateways at the time of booking.
A valid government-issued ID may be required for verification.
2. Security Deposit
A refundable security deposit may be required and will be held to cover damages, excessive cleaning, or policy violations.
The deposit will be refunded within 7 days of checkout, provided no deductions are necessary.
3. Cancellation Policy
Guests may cancel within 48 hours of booking and at least 14 days before check-in for a full refund.
Cancellations after that window may receive a credit for a future stay within 12 months.
No refunds will be issued for no-shows or early departures.
4. Check-In / Check-Out
Check-in time: 4PM | Check-out time: 11AM
Early check-in and late check-out may be available for an additional fee and must be pre-approved.
5. Use of Property
Guests agree to use the property responsibly and follow all house rules provided.
Unauthorized events, parties, or additional guests may result in immediate termination of the stay without refund.
Guests must report any damages or issues immediately.
6. Liability Waiver
The property owner/host is not liable for injuries, accidents, loss, or damage to personal property during the stay.
Use of amenities such as hot tub, pool, yard games, and outdoor equipment is at the guest’s own risk.
7. Guest Responsibilities
Guests are responsible for all individuals staying or visiting the property during the reservation.
Any violation of house rules may result in immediate removal without refund and additional charges as needed.
8. Force Majeure
We are not responsible for delays, cancellations, or interruptions due to acts of God, government restrictions, weather events, or other events beyond our control.
9. Privacy Policy
Guest information will be used solely for reservation, communication, and guest experience purposes and will not be sold or shared.
10. Governing Law
These terms are governed by the laws of the state of Arizona.
By completing your reservation, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
